Experience a luxurious stay in what is possibly one of New Zealand's oldest buildings, while visiting historic Kohukohu
Downes House is a heritage-listed property and a place of historical significance, nestled in the picturesque village of Kohukohu on the northern shore of the stunning Hokianga Harbour. Built between 1840 and 1860, it originally served as the office for the adjacent Kauri mill.
Over the years, Downes House has enjoyed a colourful and varied history—reportedly serving as a billiards room, reading room, working men’s club, and even a police station complete with a jail in the basement!
What began as a modest two-room structure was gradually expanded during the early 20th century. Today, it features multiple rooms and a conservatory, with much of its rustic charm carefully preserved to showcase the rich story of this grand old villa.
The west wing of the house has been thoughtfully converted into guest accommodation, offering two queen rooms for up to four guests. These rooms share a bathroom and have access to a beautiful private dining space. In keeping with the home’s character, each room is uniquely furnished with hand-picked antique pieces, creating a truly distinctive atmosphere. Guests can also enjoy additional dining options and a dedicated Champagne Bar—home to Northland’s largest on-premise selection of French champagnes.
The remainder of the villa is currently undergoing a meticulous restoration by its passionate owner-operators.
Guests are invited to relax and reconnect with nature on one of the two outdoor decks, surrounded by birdsong and the lush native bush of Hokianga. A stay at Downes House promises to be peaceful, memorable, and deeply restorative.
